About this document

A grant deed records that a grantor grants a property to a grantee for stated consideration. It identifies the property, what is granted, how it is held, the grantor's title, what the grant is subject to, the assurances given and the grantor's confirmations that they have not granted or charged it to anyone else and know of no outstanding notice.

This blank form is signed by the grantor, any spouse joining and the grantee, and carries optional witness lines and a notary page. It also has a line for any transfer charge and any exemption claimed. A grant deed is a form recognised in some states but not others, and what it does differs, so check that it is the right deed where the property is, and ask the recorder or a lawyer what is needed to record it.
